Consultation
RIBA Stage 0
Do you need professional architectural advice without committing to a full design service? We offer fixed-fee consultancy to help you explore ideas, evaluate your property's potential, and understand the planning and construction process. This enables you to make informed decisions before investing further.
Feasibility
RIBA Stage 1
Where ideas begin to take shape. We work closely with clients to understand their aspirations, lifestyle requirements and long-term goals, translating these into a series of considered design options. By exploring opportunities and constraints early, we help define a clear vision for the project and lay the foundation for a successful design journey.
Planning
RIBA Stage 3
Development of the concept design into a coordinated and considered proposal ready for planning submission. Working closely with the client and other consultants, we analise site constraints based on the required specialist surveys and we refine the design and prepare the information needed to submit the appropriate planning application. We will liaise with planning officers and make any revisions required for approval within the
submitted design. This stage establishes a clear foundation for the technical design and delivery phases that follow.
Regulations
RIBA Stage 4A
Development of the technical design required to secure statutory approvals and demonstrate compliance with Building Regulations. This includes the production of coordinated technical drawings, integration of structural and MEP requirements, and the preparation of supporting information such as energy assessments, drainage strategies and fire safety documentation. The design is developed to the level required for submission to Building Control and other relevant authorities.
Detailing
RIBA Stage 4B
We refine the approved design into a comprehensive construction and tender package. This includes detailed construction drawings, junction and façade details, material specifications, schedules, joinery information and coordination with specialist suppliers. The information is developed to support contractor pricing, procurement and construction, ensuring the design can be accurately costed and sucessfully delivered.
Construction
RIBA Stage 5
During construction stage, we act as Contract Administrator on your behalf and provide support throughout the construction phase. Our services include monitoring site progress, responding to contractor queries, coordinating specialist subcontractor packages, and undertaking quality inspections to ensure the project is delivered in accordance with the approved design, specifications, and the highest standards of workmanship.
Principal Designer
As your appointed Principal Designer (Building Regulations), we legally manage and coordinate the design phase to ensure total compliance with the Building Safety Act 2022, overseeing all design consultants to guarantee every plan strictly meets UK Building Regulations before the build begins. This critical role continues seamlessly throughout the construction phase, where we act as the primary link between the design team, the contractor, and Building Control to eliminate on-site compliance risks and successfully secure your final completion certificate.
Interior Design
Architectural interior design services blend structural precision with sophisticated aesthetics to elevate your home. We begin by curating bespoke mood boards that define your home's visual and material direction.
